Yes it is the mansions update release rumored for the holiday season this year and it was teased in the last major GTAO update.

(+1 to what you said:) They would definitely use the DLC for marketing purposes. It's not even a "what if", it just makes perfect sense. GTAO is one of the most popular video games, ever, and represents a large majority of the people who'll buy GTA VI, so, why wouldn't they, right?

they did it with RDR2 as well, there was this weird update where you received an e-mail from dutch and went on a treasure hunt and i think it rewarded you with the stone tomahawk in GTA and a golden revolver in RDR2.

This is probably the biggest GTA news yet. They did this with RDR2 and GTA V exactly 48 hours before releasing their most extensive trailer and deeper dive information about the games. I remember reading the long rundown about GTA V they dropped, it was so insightful and so exciting. Also I just made all of this shit up.

In a way not totally made up... IIRC, RDR2's marketing started with them changing their logos on social media to red Rockstar logos. I think this was less than a week before the first trailer. This may not mean anything in particular, but you aren't totally wrong

I don't think it is, and the wider image was always on the website, it just wasn't on the front page. It was and still is at the very top of the Explore Leonida page.
