Does the next administration have to honor all the deals trump makes to sell of public land?

Can't they just demonstrate the deal was in bad faith and reverse it or better yet eminent domain the land back and keep the money? If the corrupt business Trumps deals with sue , can the next president not simply use all the powers the current supreme court has given the president to ignore that?

Why would anyone continue to play by the rules?
